Genesis installs, repairs and maintains lawn irrigation for commercial properties, HOAs and CDDs in Lakewood Ranch, with the goal of even coverage: turf and beds on separate zones, heads spaced head-to-head and no water thrown onto pavement. Repairs beyond minor adjustments are estimated in writing before work begins, and we are a Florida State Certified Irrigation Specialty Contractor (SCC131152466).

Commercial lawn irrigation in Lakewood Ranch
Most of the problems we find on business properties come down to uneven water: one end of a lawn brown while the other end is soggy, beds flooded by spray heads meant for turf, and sidewalks watered every morning. Each one wastes water and money, and the look of the property suffers first.
Why part of a lawn stays dry
The usual reasons are heads that are tilted, sunken or blocked, nozzles that do not match, and heads spaced too far apart. A well-designed zone uses head-to-head coverage, so each sprinkler’s spray reaches the next head. When coverage is uneven, the run time gets set for the driest spot and the rest of the zone is overwatered. Measuring distribution uniformity, how evenly a zone puts water down, shows where the problem is.
Water on the pavement
Under local watering restrictions, wasting water on sidewalks, driveways and roads can be cited as a violation. We adjust or replace heads so the spray stays on turf and beds, and move bed watering to drip or other low-volume emitters on its own zone.
What we do on a visit
- Run and inspect every zone while it operates, and map its coverage.
- Record broken, tilted, sunken or blocked heads, leaks, pressure problems and overspray, with priorities.
- Estimate every repair beyond a minor adjustment in writing, for approval before work begins.
- Set controllers for the current watering days and hours, and use remotely managed controllers where you want them.
When to upgrade instead of repair
Several repairs within the last year, a system with no smart sensors or monitoring, and a water bill that keeps climbing are signs an upgrade will pay for itself sooner than more repairs. Signs it’s time to upgrade.
The company was founded in 2021 and is led by Tave Close Sr., who has more than 35 years in irrigation, and his son, Tave Close Jr., who has more than 10. Genesis is veteran-owned, and the office is at 5320 Lena Road, Suite 104, in Lakewood Ranch.
Questions we hear
Why is part of our lawn brown while another part is soggy?
Usually uneven coverage: tilted, sunken or blocked heads, mismatched nozzles or heads spaced too far apart. The run time gets set for the driest spot, so the rest of the zone is overwatered. Mapping each zone in operation shows which heads to fix.
Can sprinklers watering the sidewalk get us cited?
Under local watering restrictions, wasting water on sidewalks, driveways and roads can be cited as a violation. Adjusting or replacing the heads keeps the spray on turf and beds.
Do you give estimates before repairs?
Yes. Beyond minor adjustments made during an inspection, every repair is estimated in writing and approved before work begins.
