Irrigation audits
We walk every zone, record what is installed and how it is performing, and document broken heads, leaks, pressure problems, overspray onto hardscape and zones watering the wrong plant material. You receive a zone-by-zone findings list with priorities, so repairs can be scheduled and budgeted instead of discovered.
Distribution uniformity testing
Distribution uniformity (DU) measures how evenly a zone applies water. Low DU means the driest spot sets the run time and the rest of the zone is overwatered. We run catch-can tests, calculate DU for the tested zones, and recommend the nozzle, spacing and pressure corrections that let run times come down without dry spots.
Pump station service
Many communities in our area irrigate from lakes, ponds or wells through a pump station. We inspect and service pumps, motors, controls, pressure settings and intake screens, diagnose pressure and cycling problems, and plan repairs or replacements before a failure takes the whole system down in the dry season.
Remote controller monitoring
With smart, remotely managed controllers we can watch schedules, flow and alarms across the community, adjust for rainfall and seasonal restrictions, and respond to problems between site visits. Watering stays inside local water-restriction schedules without anyone driving out to change a clock.
Board-ready reporting
Boards and district managers get plain-language reports: what we inspected, what we found, what we fixed, what it cost, and what we recommend next, with priorities and estimates. Reports are written so they can go straight into a board packet and support reserve and budget planning.
Common questions from boards and managers
How often should a community be audited?
A full audit once a year works for most communities, with monthly or quarterly zone inspections in between. Communities with pump stations or reclaimed water often benefit from more frequent checks during the dry season.
Can you work with our landscape contractor?
Yes. Many associations keep their landscape maintenance company and use us for irrigation. We share findings with the landscaper and coordinate schedules so repairs are not undone by mowing and trimming.
Do you provide estimates before repairs?
Yes. Beyond minor adjustments made during an inspection, repairs are estimated in writing and approved before work begins.
