An HOA irrigation audit from Genesis runs in two phases. Phase 1 costs nothing: we read the irrigation controller’s records and give the board an equipment summary and a map of the system. Phase 2, the full audit, is $30 per zone: every zone is run, inspected and mapped, and the board receives a zone-by-zone report with priorities and written estimates.

Step 1: The board or manager asks for an audit
Call (833) 543-6374 or use the HOA audit request. Tell us where the irrigation controllers and any pump station are, and how our technician gets access.
Step 2: Phase 1, at no cost
We read the records in your irrigation controller and give the board a summary of the equipment and a map of the system. This happens before the association commits to anything.
Step 3: The board decides on Phase 2
Phase 2 is priced at $30 per zone. A controller output that runs two valves counts as two zones, because we walk and inspect both valves’ areas. The association pays only for the zones we actually walk. For example, 20 zones come to $600.
Step 4: Phase 2, every zone run and mapped
We run and inspect every zone while it operates and map its coverage. We record broken, tilted, sunken or blocked heads, leaks, pressure problems, overspray onto pavement and zones watering the wrong plants. Pressure readings show whether misting, drift or coverage gaps come from the water supply or from the zone itself. We also review schedules, run times, the rain sensor and watering-day compliance.
Step 5: Extra tests only where needed
Where zones water unevenly, distribution uniformity (DU) testing measures how evenly they apply water. DU testing and valve locating are quoted separately, and only when they are needed.
Step 6: A report written for the board packet
The board receives a plain-language, zone-by-zone findings list: what we inspected, what we found, priorities, written estimates for recommended repairs and adjusted run times, with photos where useful. It is written to go straight into a board packet and to support reserve and budget planning.
Step 7: Repairs and ongoing care
Repairs are estimated in writing and approved before work begins. Approved repairs are scheduled within one week and checked against the findings list, and emergency service calls are handled the same day. Communities can add recurring inspections, remote controller monitoring and seasonal schedule changes that keep watering inside local water-restriction rules.
How often to audit
A full audit once a year works for most communities, with monthly or quarterly zone inspections in between. Communities with pump stations or reclaimed water often benefit from more frequent checks during the dry season.

Frequently asked questions
How much does an HOA irrigation audit cost?
Phase 1 costs nothing: we read the controller’s records and give the board an equipment and map summary before the association commits to anything. Phase 2, the full system audit, is $30 per zone. A controller output that runs two valves counts as two zones, and the association pays only for the zones we actually walk.
Does the board have to commit to anything before Phase 1?
No. Phase 1 is at no cost and comes before the association commits to anything. The board decides on Phase 2 after seeing the equipment summary and map.
What does the Phase 2 audit include?
Every zone is run and inspected while it operates and its coverage is mapped. We record broken, tilted, sunken or blocked heads, leaks, pressure problems, overspray onto pavement and zones watering the wrong plants, and deliver a zone-by-zone list with priorities and written estimates.
Is distribution uniformity (DU) testing included?
DU testing and valve locating are quoted separately when they are needed. DU testing uses catch cans to measure how evenly a zone applies water.
Can we keep our landscape contractor?
Yes. Many associations keep their landscape maintenance company and use us for irrigation. We share findings with the landscaper and coordinate schedules so repairs are not undone by mowing and trimming.
Do you provide estimates before repairs?
Yes. Beyond minor adjustments made during an inspection, repairs are estimated in writing and approved before work begins. Approved repairs are scheduled within one week.
